Collateral Valuation Report (CVR)
These types of reviews are considered alternative valuation products,
that can be in the One-Unit Residential Appraisal Review Form Narrative-Form Review, Desk
Top Restricted Appraisal Report, a URAR Appraisal Desk Review FNMA-FHLMC Compliance form
and/or standard review forms with specific client supplemental information and data. These
products are handled by our Business Development Department who will work with you to
create a customized solution.
The Collateral Valuation Report (CVR) is a desktop application program that is capable
of valuing properties similar to the URAR report, with the added application method of
regression analysis and can be delivered to you in approximately 24 hours. Exterior
inspections with this form can be delivered in approximately 48 hours. The report is
designed to be completed by a certified appraiser who has local area knowledge of the
neighborhood.
This appraisal report is ideal for:
- Replacing BPOs
- HELOCS
- Portfolio Analysis
- Reviews
- Litigation
CVR integrates public records, MLS, flood, imagery and other relevant data directly
into the report. In addition, the appraiser can define the neighborhood and use the most
sophisticated analytics available. Adjustments are supported, comparable sales and
listings are ranked and scored and ultimately, all of the data is available for an
appraiser to interactively provide the most supportable valuation solution with the use of
regression analysis.
The CVR is an affordable valuation solution. Better than a BPO, less cost than a URAR.
